About a 3 hour flight from Miami.Level 3 this level is where we find two adjacent buildings with rooms 5 till 9.Both buildings are set in a terrace suspended on the slope of the hill looking at the ocean.Rooms 5 and 6 are about 50 square meters or 450 square feet.Rooms 5 and 6 were built about 12 years ago .Both rooms have private bath,24000btu split a/c (Each ac unit costs about 1000usd and they are all new) Room number 5 has two double beds and a sofa bed and a living room area.They have a fridge each, TV and safe deposit box.Both rooms exit into a common wood terrace with some outdoor furniture and hammocks.From this terrace you have spectacular views of Jungle,ocean and sunset Room 5 have the same equipment as number 6 except number 6 has a bunk bed as well as the two doubles and sofa. Rooms 7,8 and 9 are the newer ones, built in 2015 they are an extension of the building of number 5 and 6 and therefore share the same great views to ocean and jungle.These are the smaller rooms at about 20 square meters (190 square feet but with big terraces outside of about the same size as the rooms.).These rooms are much more modern and even the furniture is of higher quality then other rooms.Suspended ceilings in rooms and terraces made of hardwood.Rooms 7 till nine each are equipped with a king size bed with pillow top mattress,split air conditioned,tv,mini fridge,safe deposit box,ceiling fans,etc. 20 steps up from Level 3 is the last level,on the top of the hill and the best views. Level 4 In this level we have the owners house,the swimming pool,restaurant,souvenir shop,zipline and water tanks besides parking lot The main House was built 19 years ago and is about 120 square meters (1200 square feet aprox.) and consists of three rooms,living room,kitchen,bathroom and big terraced areas with the best views in the property. The three rooms are air conditioned.Attached to this house with exterior access is the laundry that serves the Hotel.This house is all built with 6 inch block filled with concrete,the foundations were planned for three stories.There is a big slab on top ready to build another level.The slab was covered with a roof (metal frame) to protect it,but this roof can be easily disassembled for construction.We have plans for building 3 big luxury rooms on top of my house,with independent access.There are at this moment no rooms of luxury standard in Santa Catalina and the demand for such rooms is there,we think that this 3 rooms alone could increase the revenue of the Hotel by 40% or more as the estimated rates would consistently be double or more of what our current rates are. The swimming pool sits directly looking at the Sunset and is the favorite place for everyone.Pool was built in 2013 and is 8 meters long by 4 meters wide.Depth is 1.20 meters in the shallow part and then there is a grade from halfway and goes to 2 meters of depth.Besides the guests we use the pool sometimes for dive courses.Attached to pool is sundeck and terracemade of wood with pool chairs and tables. The restaurant is 240 square meters in area and has a small yet comercial grade kitchen (stove costs $3000 for example).Inside restaurant we have a small bar area,gift shop and its used as the social area as from here we can see the ocean from all the tables.Also billiards table. From the side of the gift shop starts the wooden walk-way that leads to the first of the three towers that form the Zipline,this zipline has been built and is operating for less then one year and represented an investment of roughly 30000. at the edge of the property we find two big underground cement water tanks of which one serves cabins one till six,the other the restaurant,owners house and laundry.
